HIGH-PERFORMANCE HOMES BASED IN THE WAIKATO

Warm in winter. Cool in summer.
Architecturally designed homes, proven to use up to 70% less energy.

The Story Behind Ebode Homes

Born from a shared passion for building homes that truly matter, Ebode was founded by a builder and architectural designer. Together, they have combined their vision and commitment to changing the way New Zealand homes are built—creating beautiful, high-performance homes.

Modern living space architecturally designed

Architectural Design.
Built Better.

At Ebode Homes, our architecturally designed homes aren’t just beautiful — they’re designed to perform. Comfort, energy efficiency, and thoughtful design are considered together from the very beginning of the design process.

With our in-house team of Passive Design & Build experts, we deliver homes that are warm, healthy, and energy-efficient. Using Structural Insulated Panels (SIPs) and passive design principles, our homes stay warm in winter, cool in summer, and use significantly less energy than a typical new build.

Our integrated builder and architect model means design decisions and construction methods work together from day one. The result is a home that feels better to live in — and performs better over time.

Through our three performance pillars — Designed for Performance, Built for Performance, and Verified for Performance — we ensure every home meets measurable energy standards while maintaining strong architectural design. This approach allows us to deliver homes that use up to 70% less energy than standard newly built home.

Designed for modern families, our homes are carefully considered from concept to completion — delivering spaces that don’t just look good, but work hard to keep your family comfortable year-round.

Designed for Performance

Great performance starts with great design. Every Ebode home is carefully planned using passive design principles to maximise comfort, natural light, and energy efficiency.

By designing the home correctly from the beginning, we reduce the amount of energy needed to heat and cool the home while maintaining exceptional architectural design.

Key design features include:

  • High levels of thermal insulation for year-round comfort

  •  Airtight construction to minimise heat loss and drafts

  • Thermal bridge-free detailing to eliminate weak points in insulation

  • High-performance windows that optimise sunlight and energy efficiency

  • Heat recovery ventilation that provides fresh air that recovers any heat loss.

Built for Performance

Design is only half the story — building it correctly is just as important.

Our team specialises in SIPs construction and high-performance homes. This means we understand the precision and attention to detail required to deliver airtight, highly insulated homes that perform as intended.

Using Structural Insulated Panels (SIPs), our homes achieve much higher insulation levels than traditional construction. Combined with careful installation and quality materials, this ensures your home is durable, comfortable, and significantly more energy efficient.

Verified for Performance

At Ebode, performance isn’t just promised — it’s measured.

During the design stage, we use advanced energy modelling to predict how your home will perform in terms of comfort and energy use.

Once construction is airtight, we conduct blower door testing to measure airtightness and confirm the home meets our strict performance standards.

These checks ensure your home delivers the comfort, efficiency, and energy savings we design for.

Design and Build Process

At Ebode Homes, we keep the design and build process in-house to make things simpler from start to finish. This streamlined approach ensures your home looks beautiful, performs exceptionally and supports more sustainable living. It’s a clearer, easier way to create a high-performance, architecturally designed home without the usual complexities.

Our Show Home

Our showhome has been designed to exceed New Zealand Building Code standards, using SIPs and Passive House energy modelling to support year-round comfort and efficiency. Projected to use 70% less energy than a standard new home, it demonstrates how smarter design can create a warmer, healthier and more efficient way to live.

Discover the SIPs advantage

Structural Insulated Panels (SIPs) have been used globally since the 1950s and have gained popularity in New Zealand over the past two decades. Building with SIPs creates a warmer, healthier home that reduces energy consumption and avoids the cold, damp conditions common in many NZ houses. SIPs also prevent overheating in summer, a growing concern with new building codes. Paired with mechanical ventilation, SIPs maintain a comfortable 20°C year-round, ensuring your home stays cool in summer and warm in winter, all while lowering energy costs.

What are SIPs, and how are they made?

SIPs are high-performance, prefabricated panels composed of an insulating foam core between two rigid board layers. They create strong, energy-efficient walls and roofs that outlast and outperform traditional framing methods.

How do SIPs differ from standard buildings?

Unlike traditional timber-framed homes, SIPs homes are far more airtight, better insulated, and quicker to construct, resulting in significantly improved energy efficiency and durability.

What energy-saving benefits do SIPs have?

SIPs provide superior insulation, airtightness, and thermal performance, reducing energy consumption by up to 70% compared to standard homes and keeping indoor temperatures comfortable year-round.

What are the advantages of using SIPs?

SIPs offer faster build times, reduced energy bills, improved indoor air quality, and an environmentally friendly alternative to traditional construction methods.

What challenges exist within the SIPs system?

SIPs require specialized knowledge for installation, and careful planning is essential to ensure airtightness and prevent moisture issues. However, with experienced builders like our team at Ebode, these challenges are easily managed for optimal results.

We are proud to present a show home that breaks the mold and challenges the way we build homes in New Zealand. This home surpasses NZ building code standards and prioritises sustainability and energy-efficiency.

Every aspect of this home has been meticulously designed to optimise its performance. Built with SIPs (Structurally Insulated Panels) for the building envelope, a MaxRaft floor slab, thermally broken joinery using APL's new Centrafix system; this home is designed for maximum thermal performance.

Using Passive House Planning Package software (PHPP), we've energy modelled this home to demonstrate its remarkable energy-saving capabilities. It's projected to consume 70% less energy compared to a standard New Zealand building code home, while maintaining a comfortable indoor temperature of 20 degrees throughout the year.
